PriceLabs for Airbnb: how the connection and core settings work
PriceLabs is a third-party dynamic pricing tool. According to its Help Center, it can connect directly to Airbnb or through a channel manager, and once you turn on syncing it sends daily rates and minimum-stay rules to your listing. Results depend mostly on three settings — base, minimum and maximum price — plus the customizations you choose and how often someone reviews them.
Cohost99 is independent and has no partnership, certification, reseller or referral relationship with PriceLabs. PriceLabs is a trademark of its owner and is named here only to describe it. Features below are taken from PriceLabs' own Help Center and website as of Oct 2026; check their pages for current details.
How does PriceLabs connect to Airbnb?
PriceLabs' Airbnb integration article describes two routes and a few conditions:
- Direct connection. You authorize PriceLabs from inside its app and are redirected to Airbnb to approve it. PriceLabs says it can send daily rates, minimum-stay requirements and check-in/check-out restrictions up to 540 days ahead.
- Through a channel manager or PMS. Its integrations page lists 160+ property management systems and channel managers.
- Turn off Smart Pricing. The same article tells hosts to turn off Airbnb Smart Pricing because it could conflict with PriceLabs prices. Co-hosts need full-access permissions on the listing.
- Nothing changes until you sync. PriceLabs states it does not send prices to Airbnb unless you turn on the sync toggle. Per its sync article, rates sync once per night, and a "Sync Now" button pushes changes immediately.
Base, minimum and maximum price
These three numbers drive everything else. PriceLabs' settings article and base price guide describe them this way:
| Setting | What PriceLabs says it is | What to watch |
|---|---|---|
| Base price | The average nightly rate you would charge across the year; nightly prices are adjustments on top of it | Not your peak or your floor; a wrong base shifts every night |
| Minimum price | The lowest price you set for the listing | Discounts you enable on Airbnb can still lower what guests pay |
| Maximum price | A ceiling recommendations will not exceed | Too low caps event and holiday nights |
| Date-specific overrides | Manual changes to price, minimum stay or check-in/out rules for chosen dates | Easy to forget once the date passes |
PriceLabs offers a tool to help choose a base price. For how to think about the floor itself, see our Airbnb dynamic pricing guide; we won't repeat it here.
Customizations: orphan days, last-minute and far-out pricing
PriceLabs' customizations article lists adjustments that can be set at listing, group or account level, including:
- Orphan day prices for short open gaps between bookings.
- Last-minute prices for dates close to arrival, and far-out prices for dates many months ahead (its far-out article explains the aim is not to be booked first before large events are announced).
- Day-of-week, weekend and occupancy-based adjustments.
- Custom seasonal prices, with seasonal minimum, base and maximum.
Defaults change as PriceLabs updates its algorithm, so read the current article rather than relying on a number from a blog post.
Minimum-stay rules
Per the minimum stay article, you can set a default minimum (by weekday/weekend or day of week) and add rules for last-minute dates, far-out dates, orphan gaps, and dates adjacent to existing bookings. On Airbnb, PriceLabs' minimum-stay settings overwrite the ones already on the listing — check your Airbnb calendar after the first sync.
PriceLabs vs. Airbnb Smart Pricing
Airbnb's Smart Pricing article (as of Oct 2026) says it "uses hundreds of factors about your listing and your area," inside a minimum and maximum you enter, and that you can override specific nights. It also notes that weekly, monthly and trip-length discounts override Smart Pricing. The practical differences: Smart Pricing is built in and has few controls; a tool such as PriceLabs adds rules (gap nights, minimum stays, seasons) and market data, with a subscription — see their pricing page — and more setup. You run one or the other on a listing, not both. Other dynamic pricing tools exist; compare their own documentation directly.
Run it yourself or have someone run it?
A tool applies the rules you give it; it does not decide whether your base is right, notice that a review problem is hurting bookings, or remember to remove an override. Our recommendation (an opinion, not a PriceLabs statement): if you run it yourself, review the calendar and settings about weekly. In our experience, settings that nobody reviews drift out of date as the market changes.

How Cohost99 handles pricing
Cohost99's pricing management ($99/mo per listing, flat) is the "someone runs it" option: operators review prices and settings regularly, and you set the floor. We never set the nightly rate we send to Airbnb below your floor, and we never change the floor — it's yours. Discounts you enable on Airbnb (promotions, weekly/monthly or length-of-stay discounts) can still lower what the guest pays. Pricing-plan customers get a monthly summary of what changed and why.
PriceLabs and Airbnb pricing FAQ
Do I need to turn off Smart Pricing to use PriceLabs?

How often does PriceLabs update Airbnb prices?

Can PriceLabs set minimum stays on Airbnb?
