Airbnb pricing tools: Smart Pricing, dynamic pricing software, or a person?
Airbnb's built-in Smart Pricing adjusts your nightly price based on demand within a minimum and maximum you set. Third-party dynamic pricing tools add more settings, such as minimum-stay rules, gap-night pricing and market data. Either way, a tool follows the rules you give it, so the results depend on your floor price, your settings, and whether someone reviews the calendar regularly.
What is dynamic pricing on Airbnb?
Dynamic pricing means your nightly rate changes with demand instead of staying fixed: higher for a conference week or a holiday weekend, lower for a quiet Tuesday in February. Hotels have priced this way for decades. For short-term rentals, it is done by Airbnb's own Smart Pricing, by third-party pricing tools, by a person, or by a combination.
How Airbnb Smart Pricing works
As of Oct 2026, Airbnb's Help Center describes Smart Pricing this way: it "uses hundreds of factors about your listing and your area to adjust your nightly price based on demand," and you can set the price range and change your price any time. Key points from that page:
- You enter a minimum and maximum price when you turn it on.
- You can override Smart Pricing for specific nights by setting custom pricing, without turning it off.
- If you add a discount, such as an early bird discount, the price guests pay may go below the minimum Smart Pricing you set for those nights.
- Weekly, monthly and trip-length discounts override Smart Pricing.
- Pricing changes do not affect pending or confirmed reservations.
Smart Pricing is free and built in. Its controls are mainly the price range and your manual overrides.
Third-party Airbnb pricing tools
Independent dynamic pricing tools connect to your listing (often through a channel manager or a direct integration) and push daily prices. They typically offer more settings than a built-in feature: base price and floor, seasonal profiles, minimum-stay rules by day of week, orphan or gap-night pricing, last-minute and far-out adjustments, and market dashboards showing nearby listings' occupancy. They are typically priced per listing per month, sometimes as a percentage of bookings. The common trade-off is more control in exchange for more setup. For how one such tool connects to Airbnb and what its core settings do, see our PriceLabs for Airbnb guide.
| Option | Cost | Control | Needs from you |
|---|---|---|---|
| Airbnb Smart Pricing | Built in | Price range plus manual overrides | Sensible min/max; regular checks |
| Third-party pricing tool | Typically a monthly fee per listing | Many rules and settings | Setup, tuning, reviewing results |
| Person managing a tool | Fee for the person, plus the tool | Rules plus judgment | Your goals and limits |
A tool vs. a person managing pricing
Pricing tools are good at the repetitive part: recalculating hundreds of nights every day. They are weaker at context the data does not show yet — a new event, a renovation next door, a review problem dragging conversion, or a listing that is simply priced above what its photos can support. A person reviewing the calendar weekly catches those. That is why many professional managers run a tool and still have someone review its output.
The floor price: the setting that matters most
Your floor (minimum price) is the lowest nightly rate you will accept. Set it too high and slow nights stay empty; set it too low and an algorithm chasing occupancy can fill your calendar at rates that barely cover cleaning and wear. A practical way to think about a floor:
- Add up your fixed monthly costs and divide by a realistic number of booked nights.
- Add per-stay costs that the cleaning fee does not cover: supplies, utilities, laundry.
- Decide whether you would rather leave a night empty than sell it below that number. That is your floor.
Revisit the floor seasonally. Remember that a floor limits the nightly rate sent to Airbnb, not what the guest finally pays: discounts and promotions you enable on Airbnb apply on top of it.
Common Airbnb pricing mistakes
- Set and forget. Turning on a tool and never checking the calendar again.
- No floor, or a floor from three years ago. Costs change; the floor should too.
- Stacking discounts. Weekly discount plus a promotion plus a low floor can produce rates you never intended.
- Ignoring minimum stays. A two-night gap between bookings rarely sells with a three-night minimum.
- Judging by occupancy alone. A full calendar at low rates can earn less than a slightly emptier one. Look at revenue per available night.
- Pricing above the listing's quality. If photos and reviews don't support the price, no algorithm fixes conversion.
Who this guide is for
For
Hosts deciding between Smart Pricing, a third-party tool, or having someone manage pricing, and hosts whose calendar fills cheap or sits empty.
Not for
Hosts expecting a tool to guarantee a revenue number. No pricing method can promise demand.
How Cohost99 manages pricing
Cohost99's pricing management ($99/mo per listing, flat) is the "person managing a tool" model: operators review your prices and settings regularly, and you set the floor. We never set the nightly rate we send to Airbnb below your floor, and we never change the floor — it's yours. Discounts you enable on Airbnb (promotions, weekly/monthly or length-of-stay discounts) can still lower what the guest pays. It is the same approach our parent company uses on its own Bay Area listings. No commission; you keep your Airbnb account and your payouts.
Airbnb pricing tool FAQ
Is Airbnb Smart Pricing good enough?
For some listings, yes, especially with a well-chosen minimum and maximum and regular manual checks. Hosts who want more rules, such as minimum stays by day or gap-night pricing, often use a third-party tool.
Can Smart Pricing go below my minimum price?
Yes, for what guests pay. According to Airbnb's Help Center as of Oct 2026, if you add a discount, such as an early bird discount, the price guests pay may go below the minimum Smart Pricing you set for those nights. Separately, weekly, monthly and trip-length discounts override Smart Pricing.
Do price changes affect existing bookings?
No. Airbnb says pricing changes do not affect pending or confirmed reservations.
What is a floor price on Airbnb?
The lowest nightly rate you are willing to send to Airbnb. Dynamic pricing tools and Smart Pricing treat it as the lower limit for the nightly rate, and the floor stays yours to change. Discounts you enable on Airbnb (promotions, weekly/monthly or length-of-stay discounts) can still lower what the guest pays. That makes it the most important setting to get right.
Should I use dynamic pricing for a long-term or monthly rental?
Less so. Dynamic pricing matters most for nightly stays with changing demand; monthly rentals are usually priced on a different basis.
