Remote Airbnb co-host service: 24/7 guest support or pricing — $99/mo each per listing, $169 for both
One bad review can undo a year of good hosting.
We help make sure it doesn't.
Built by Silicon Valley by Belle, a Bay Area operator running 100+ short-term rentals. We don't take over your listing — we back you up: the 2 a.m. messages, the guest who threatens a retaliatory review, the pricing you never have time to tune.

You're great at hosting. These three things don't care.
The retaliatory review
A guest breaks house rules, you hold them accountable, and they threaten a 1-star review. Experienced guests know how to work the platform. Most hosts don't — and the rating damage outlives the booking by years.
The 2 a.m. message
Lockout at midnight. "Where's the Wi-Fi password" during your kid's recital. Slow replies can affect how your listing is shown, and guests rate the whole stay on how the worst moment was handled.
The pricing you never touch
Set-and-forget rates leak money in high season and sit empty in low season. Pricing tools help — if someone actually watches them. Most self-managing hosts don't have that someone.
Remote short-term rental management: we cover the digital layer, you keep everything else.
① 24/7 Guest Support — $99/listing/mo
- Guest messages covered around the clock — AI handles routine questions, trained people handle judgment calls. Anything involving refunds, discounts, or policy exceptions goes to a person.
- When a dispute starts, we run the platform playbook: documentation, Resolution Center, AirCover claims, and review-removal requests under Airbnb's own policies.
- Your scheduled messages stay yours. Tell us what's already set up — we fill the gaps, we don't rip out what works.
- Gather evidenceMessage timeline, check-in records & photos
- Match the policyLine it up against Airbnb's own rules
- File the requestRespond formally, within the deadline
- Track & reportFollow up with Airbnb; you get updates
② Pricing Management — $99/listing/mo
- Dynamic pricing run by operators who price 100+ real listings — not a dashboard you're left to babysit.
- Our philosophy is the opposite of race-to-the-bottom: we work the calendar to earn a higher average rate, not to discount your weekends away.
- You set the floor price. We never set the nightly rate we send to Airbnb below your floor, and we never change the floor — it's yours. Discounts you enable on Airbnb (promotions, weekly/monthly or length-of-stay discounts) can still lower what the guest pays.
Airbnb co-host vs. property manager vs. virtual assistant
Every option below is legitimate for somebody. Here's the honest map, using a $3,000/mo listing as the example:
| AI messaging tool | Virtual assistant | 15% property manager | Cohost99 | |
|---|---|---|---|---|
| Monthly cost | $10–$30 | $400–$1,700 | $450+ (scales with revenue) | $99 per service or $169 for both, per listing/mo (digital layer only) |
| 2 a.m. coverage | Yes, but no judgment | Only if scheduled | Yes | Yes — AI speed, human judgment |
| Fights a retaliatory review | No | Rarely trained for it | Usually | Yes — it's half the product |
| Manages pricing | No | No | Yes | Yes (optional pricing plan, $99/listing/mo) |
| Cleaning & on-site work | No | Rarely | Yes | No — stays with you |
| Takes over your listing | No | No | Yes | No — you stay the host |
| Cost at $5,000/mo revenue | same | same | $750+ | still $99 per service or $169 for both, per listing/mo |
Ranges reflect typical published pricing across each category as of Oct 2026. Your mileage varies; the flat fee doesn't.
Digital work doesn't scale with your nightly rate. Why should the fee?
Answering messages and tuning prices costs us the same whether your listing earns $2,000 or $8,000 a month. Commission pricing charges you more for the same work. We charge for the work.
Our parent company offers full-service management in the SF Bay Area (quote after a free assessment) — because physical work (turnovers, on-site emergencies) genuinely does scale. Different layer, different price. That's the whole philosophy.

Silicon Valley by Belle
Cohost99 is the remote service line of Silicon Valley Airbnb, LLC (d.b.a. Silicon Valley by Belle) — an operator managing 100+ short-term rentals across the SF Bay Area. Your guests are looked after with the same operations playbooks we run on our own listings.
We publish our prices because we'd rather compete on the work than on the sales call.

Three honest costs
- You still own the physical layer. Cleaners, maintenance, restocking — we coordinate messages about them, but boots on the ground are yours.
- Onboarding takes real effort once. About 30 minutes of your time: a 15-minute call so we understand your listing and house rules, then 15 minutes of setup in the app to connect your accounts. Garbage in, garbage out.
- We'll push back. If your floor price or house rules are costing you bookings or ratings, we'll say so. You decide — but you'll hear it.
Who Cohost99 is not for
- You want someone on-site. We're remote by design. If you need turnover management or in-person emergencies handled, you want full-service management. Our parent company offers full-service management in the SF Bay Area (quote after a free assessment).
- Your listing is in a restricted market. A few cities (notably New York City and parts of Los Angeles) block the official API connections we rely on. We'd rather tell you now than onboard you badly.
- You want to disappear completely. You stay the host of record and the decision-maker. If you want zero involvement, a full manager is the honest answer — flat-fee or not.
Airbnb co-host FAQ
How is this different from an AI guest-messaging tool?
Those are software you operate. Cohost99 is a service: AI drafts the routine replies, but trained people review judgment calls, handle disputes, and run the review-removal playbook. An AI tool can't call Airbnb support on your behalf. We can, because we're your co-host.
How is this different from hiring a virtual assistant?
A VA is one person you recruit, train, schedule, and supervise — typically $400–$1,700/mo depending on hours and agency. Cohost99 is a trained team with 24/7 coverage, platform-dispute experience, and pricing operations, at $99 per service or $169 for both, per listing/mo (digital layer only). No recruiting, no training, no single point of failure.
How much does an Airbnb co-host charge?
It depends on the model. Remote co-hosts typically charge around 10–20% of booking revenue, and full-service property managers — who also handle cleaning and on-site work — typically charge 15–25%, depending on the market and scope. Cohost99 charges no commission: $99/mo per listing for guest support, $99/mo per listing for pricing management, or $169/mo per listing for both. Full-service managers also handle cleaning and on-site work; we don't.
How do I add a co-host on Airbnb?
Airbnb has a built-in co-host feature: from your listing settings you invite a co-host by email and choose what they can access, and they accept the invitation from their own Airbnb account. You stay the listing owner. When you sign up, we walk you through the invitation and the access we need during the onboarding call. Airbnb updates its menus from time to time, so its Help Center has the current steps.
Is Cohost99 a short-term rental management company?
For the remote, digital side of short-term rental management, yes: guest messaging, disputes and review-removal requests, and dynamic pricing. We are not a full-service property manager — cleaning, maintenance, restocking, and in-person emergencies stay with you and your local team. Our parent company, Silicon Valley by Belle, offers full-service management in the San Francisco Bay Area only.
Do you need my Airbnb password?
Never. You add us as a co-host inside Airbnb and connect a messaging tool from an Airbnb software partner. We never ask for, store, or use your password — any service that does is violating Airbnb's terms and putting your account at risk.
Will you change my prices without asking?
We adjust daily rates within the strategy we agree on, and you set the floor. We never set the nightly rate we send to Airbnb below your floor, and we never change the floor — it's yours. Discounts you enable on Airbnb (promotions, weekly/monthly or length-of-stay discounts) can still lower what the guest pays. Pricing-plan customers get a monthly summary of what changed and why.
What happens to the automated messages I already have set up?
They keep running. During onboarding you tell us what's already scheduled, and we build around it — we don't delete your setup. You bought backup, not a takeover.
Can you guarantee a bad review gets removed?
No one can — Airbnb decides, not us. What we do is follow a documented process: documentation from the first message, grounds mapped to Airbnb's review policy, and a properly built case filed promptly. A well-built case gives a removal request its best footing.
Is there a contract or setup fee?
Monthly plans are month-to-month, cancel anytime, no setup fee. The $1,690 annual bundle commits you for a year — that commitment is what makes the Revenue Promise possible.
Where do you operate?
Any US market where Airbnb's official partner connections work — which is most of them. The notable exceptions are New York City and parts of Los Angeles. Remote means your listing can be in Houston, Phoenix, the Smokies, or anywhere in between.
The next bad review is already checking in somewhere.
